Allendale Charter Township is unincorporated. There is no City of Allendale, no city hall, and no separately elected mayor. It is Ottawa County’s fastest growing township, and most of that growth traces back to one address: 1 Campus Drive, home to Grand Valley State University’s main campus, enrolling well over 22,000 students. The 2020 Census put the township at 27,073 residents, but that figure counts the student population living on and near campus alongside the township’s owner-occupied neighborhoods, so it is not a clean read on how many households actually own the roof over their heads. Respectfully, most outside estimating tools do not know the difference. We do.
That split shows up in the roofs themselves. West of campus and along the older township roads, you’ll find rural properties on larger parcels, often with a house roof and one or more outbuilding or pole barn roof to measure. Closer to campus, subdivisions and plats built out over the last two to three decades carry standard architectural shingle roofs, many on rental or investor-owned single family homes and duplexes serving GVSU’s off-campus housing market. Allendale sits in a Koppen Dfb climate, humid continental with a warm summer, inside the Lake Michigan lake-effect snow belt. It sits inland from the lakeshore, roughly midway between Grand Rapids and the shoreline cities, so it picks up more lake-effect snow than Grand Rapids proper without matching the totals closer to the water.
- Annual snowfall. HEDGED: no Allendale-specific NOAA station total was located. For context, Grand Rapids runs roughly 75 to 78 inches a year and Muskegon, directly on the lakeshore, runs roughly 90 to 100 inches. Allendale’s position between the two suggests a total above the Grand Rapids figure. Ice damming on north-facing eaves is the dominant winter failure mode regardless of the exact number.
- Winter temps. Grand Rapids area normals put January around a 30.7F average high and 18.1F average low. Repeated freeze-thaw cycling stresses sealants, flashings, and shingle adhesion all winter.
- Summer temps. July averages run around an 82.8F high and 62.0F low regionally. UV exposure accelerates granule loss on south and west facing slopes, including the newer plat roofs closest to campus.
- Annual precipitation. Roughly 37 to 39 inches regionally (Grand Rapids reference). Valley and flashing details matter on both the older farmhouse rooflines at the township’s edges and the tighter roof geometry of newer subdivision homes.
- Severe weather window. Spring through summer for wind and hail, the events behind about 40% of Michigan homeowner claims. Ice damming risk runs December through March.
