South End is Charlotte’s original Factory District, the ground where the city’s textile era began. Atherton Cotton Mill went up in 1893, the first mill on this stretch of rail south of Uptown, and more mills and warehouses followed, among them the Nebel Knitting Mill built in the late 1920s. When the mills closed and production moved overseas, South End sat mostly vacant and industrial for decades. The turnaround started in the 1990s with Charlotte Center City Partners, then accelerated hard in 2007 when the first segment of the LYNX Blue Line opened along the old rail corridor. Atherton Mill (redeveloped by EDENS in 2019) and the Nebel building, now the Design Center of the Carolinas (Asana Partners, 2016), turned brick mill floors into lofts, breweries, and retail.
That history splits the roof conversation in two. Around the mills and along the Rail Trail, the roof stock is overwhelmingly new: dense attached townhomes, rowhouses, and mid-rise condo buildings built from roughly 2000 through the 2020s, most sitting on tight lots with shared walls and an HOA architectural review process. A block or two out, in the bungalow pockets of Wilmore and the Dilworth edge, the roofs are older: Craftsman bungalows and cottages from the 1910s through the 1930s, many inside Wilmore’s Local Historic District (designated 2010) or Dilworth’s National Register district (1987). SkyeVantage coordinates both jobs the same way: satellite measurements, materials at wholesale cost, a Preferred Roofing Network crew for the tear-off and install, and an Axium final inspection.
On a South End townhome, that means careful staging on a tight lot, coordination with the HOA on shingle color and party-wall flashing details, and a dumpster plan that doesn’t block a shared drive. On a Wilmore or Dilworth-edge bungalow, it can mean matching the original architectural shingle so the house still reads right on a historic block. One flat fee covers the coordination, the labor, the materials setup, and the dumpster. That’s how you get everything at cost. You see the receipt. We’re not here to sell you a roof. We’re here to service the home.
Asphalt shingle systems only. Homeowners pick the brand. SkyeVantage supplies it at wholesale cost. A Preferred Roofing Network crew certified for that product handles the install to lifetime-warranty spec.
